Real estate is not an exact science as we all know. We can run the numbers, market the home superbly, present a beautiful listing and for whatever reason, it doesn't sell as quickly as we would like. Many times it is simply that the right buyer has yet to come along.
Recently I listed a beautiful Georgian-inspired home on a t 34,000 s.f. lot on the golf course here in The Woodlands. The home was decorated beautifully and is a very traditional type floor plan. Gorgeous inside and out! Alas, no good offers. A lot of lookers, some really low-ball offers yet no offers that had any substance to them. (i.e., the old lease-to-purchase with half the paperwork missing, the low-ball offer with a very poorly completed contract, etc.) More on this topic in another post!
My client is one of the sweetest individuals that I have ever had the pleasure of working with. Not once did she get upset as she would calmly say that she was hoping and praying for the right buyer and family to purchase her home. She had no doubt that they would come along. This home meant a lot to her as it was where she raised her family and where she lived with her husband prior to his passing.
When the right buyer did come along, it was a match made in heaven. My Seller was thrilled to work with them and the entire negotiation was beautiful. Perhaps if we all took on the mind-set of knowing that the right buyer will make all the difference in the world, we wouldn't stress so much when the wrong ones cross our paths.
We can never, ever forget that we are working with people and their lives! This business is not about the homes we sell. This business is about the lives that we touch. I am super blessed to have worked with this woman and with this transaction!
Waiting for the right buyer is essential! When it is right, things will progress and move so much smoother for all! Being patient is paramount!
