Preparing the Soil for Sales

Seeking to find new listings requires some planning, strategy, and a lot of hard work. Many new agents believe if they just hold their beak out just right, some listings might just drop from the sky.

 

Those of us who have been in the dirt of the business for a while know that procuring listings consistently requires intentional skills with specific marketing strategies. Preparation is essential if you desire to beef up your listing game. Just as a garden requires great planning and care in order to reap a bounty, listing agents must also plan so they can experience the harvest.

 

What needs to happen to prepare the soil for a bounty of listings? Here are my Top Ten Tips for Preparing the Soil for Sales:

  1. Determine specific areas or neighborhoods that you would like to target.
  2. Study the area you choose so you know the statistics and understand the neighborhood nuances.
  3. Engage with the people in that area. Sponsor events. Attend civic meetings. Offer listing seminars.
  4. Doorknock. Provide an inexpensive give-a-way such as a newsletter, recipe card, or homeowner tip.
  5. Send out marketing reports to that area on a regular basis. 
  6. Check out the neighborhood calendar for events you could attend.
  7. Invest in a target-specific social media ad for that particular area.
  8. Offer to cater snacks to the teacher's lounge at school.
  9. Provide homeowner tips throughout the year via a mailout or email.
  10. Follow up consistently as you begin to make personal contacts.

The preparation you do today will no doubt yield a nice crop of listings. Just as the skilled gardener understands the work needed, you as a real estate professional must understand what it takes to procure listings. Keep at it, work that soil, and keep your eyes on the future growth of your business.
