I have started asking a new question on my listing appointments.  Asking a Seller what they expect from me is a simple yet very important question.  Knowing up front what the expectations are help me to know if this potential client is realistic or if they have expectations that I just cannot meet.

Here are some of the ways that I might guide this conversation a bit further:

  1. How do you like to be communicated with?  Phone, email?
  2. How often do you expect communication?  I have often been surprised at this one.  Sometimes they want a call everyday and some say don't bother.
  3. Do you want or expect to have open houses?  If so, how often?
  4. What are your expectations in how long it will take to sell your house?  I ask them this question first rather than waiting for them to ask it.  It helps to know how they perceive the market right now.
  5. What do you think it will take to sell your property?  Again, asking them these questions will shed a ton of light on their mindset.
  6. Once we list the home, if there are no showings, will you be willing to revisit your pricing?
  7. Will you have the home ready and available for showings?  This question seems obvious but asking it allows you to go through many scenarios with them.
  8. Will you allow a lockbox and a sign to be placed on your property?  Again, seems obvious but I have been surprised by a few on this one.
  9. When we receive an offer, will you be available to negotiate, provide information, etc?
  10. Will you be willing to look at all offers?  I explain that price is not the only factor when considering an offer. 

Getting through these questions has helped me immensely in knowing if this is a listing for me and giving me great insight into a Seller''s expectations.  I have found that the reverse interviewing has proven to be quite successful.  The more that we know, the better job we can do.
